Anchorage denizens.. Is this a decent area?

I'm looking at B&B's in Anchorage, because I want some contact with the locals, and don't want to go all the way to Alaska to stay in a Motel 6. :-)

 

I'm looking at an apparently darling little B&B at 101 W 12th Ave. Comments, critiques?

 

How about 3401 Richmond Ave?

 

They are described as "midtown". It's hard to know from a website.

Fantastic. We won't have much time in Anchorage, and I want at least a touch of local flavor. The B&B's are surprisingly inexpensive!
